Most manufacturers suggest servicing an air conditioner once a year. That advice is written for climates where the AC runs for a few months and the air is reasonably clean. Dubai is different: the system runs for most of the year, often around the clock, and fine dust from construction and the desert loads filters and coils far faster.
The short answer is that most Dubai homes should have their AC serviced two to three times a year. Here is how to work out the right interval for yours.
A practical schedule
| Situation | Recommended service interval |
|---|---|
| Apartment, normal use, filters washed monthly | Twice a year: before summer and in autumn |
| Villa or apartment with AC running day and night | Three times a year: spring, mid-summer and autumn |
| Near construction, on a low floor or with pets | Every three to four months |
| Rental property between tenants | Deep clean at every change of tenant |
The most important visit is the one before summer, ideally in March or April. A unit that is clean and correctly charged going into June is far less likely to fail in August, when every AC company in the city is fully booked.
What a proper AC service includes
A quick filter wash is not a service. When we service a split unit, the visit covers:
- Removing and washing the filters
- Cleaning the evaporator coil and blower so air can pass freely
- Flushing the condensate tray and drain line, then testing it with water
- Checking supply air temperature and, where needed, the refrigerant pressure
- Checking electrical connections, the capacitor and the controls
- Cleaning the outdoor unit coil so the system can get rid of heat
If the coil is heavily soiled or the air smells musty, a deep chemical clean is worth it. The indoor unit is partly stripped and the coil is washed with a cleaning solution, which removes the biofilm that a standard service cannot reach.
Signs your AC needs attention now
- The room never reaches the set temperature, or takes much longer than it used to
- Water dripping from the indoor unit or marks appearing on the ceiling
- A musty or damp smell when the unit starts
- New rattling, buzzing or clicking noises
- Your DEWA bill has gone up without a change in how you use the AC
Any of these usually means the unit is working harder than it should. Left alone, a dirty or low-charged system wears out the compressor, which is the most expensive part to replace.
What you can do between services
Wash the filters every two to four weeks in summer. Slide them out, rinse them under the tap, let them dry fully and refit them. Keep furniture and curtains away from the indoor unit and make sure nothing blocks the outdoor unit on the balcony or roof. Setting the thermostat to 24 degrees rather than 18 also reduces the load considerably.
Does an annual maintenance contract make sense?
If you have more than two or three units, or you rent the property out, a plan usually works out cheaper than booking each service separately, and plan holders get priority in summer. Our annual maintenance contracts include AC servicing at every scheduled visit.
