Villa Renovation in Dubai
A villa renovation touches more trades and more surfaces than an apartment, and community rules add their own requirements. We plan the whole programme first, then run it as one job.
Villa renovation ranges from updating an interior to reworking a whole property inside and out. The scale changes how the job has to be managed: more rooms, larger service runs, external elevations exposed to sun and humidity, and community or developer rules covering what can change and when work can take place.
We survey the villa, agree what is worth keeping and what should be replaced, and set a realistic sequence. Getting the order right matters more on a villa than anywhere else, because services, joinery and finishing all compete for the same weeks if they are not planned.
Scope of work
What villa renovation includes
- Interior renovation Reworking rooms, layouts, ceilings, partitions and finishes across one floor or the whole villa.
- Kitchen and bathroom renovation Refitting wet areas, including waterproofing, tiling, sanitaryware and the services behind them.
- Flooring across multiple rooms Removal, substrate preparation and installation of new floor finishes with consistent levels between spaces.
- External finishing Preparation and repainting of external walls, boundary walls and exposed surfaces where required.
- Joinery and built-in storage Wardrobes, storage and fitted units made to suit the rooms rather than adapted from stock sizes.
- Services upgrades Electrical points, lighting layouts and plumbing alterations that the new layout needs.
Common requests
Problems we are usually called about
-
An older villa with a tired interior
Solid structure, but finishes, kitchens, bathrooms and lighting that no longer match the property.
-
Sun and humidity damage outside
Faded or flaking external paint, weathered surfaces and areas that need proper preparation rather than another coat.
-
Rooms that no longer fit how the family lives
Closed layouts, unused formal rooms or a need for more usable storage.
-
Work spread across too many contractors
Separate trades arriving in the wrong order, with nobody responsible for the finished result.

Questions
Villa Renovation: common questions
Do you renovate part of a villa, or only the whole property?
Both. A single floor, a kitchen, the bathrooms or the external elevations can be taken on their own, and are quoted with the same written scope as a full renovation.
Does villa renovation need community approval?
Many Dubai communities and developers require approval before renovation work, and set rules on working hours and access. We identify what your community asks for during the survey and prepare the documents it requires.
Can you work while the villa is occupied?
Often yes, by zoning the work so completed areas stay usable. For a full strip-out or extensive services work, an empty property is faster and cleaner, and we will say so before you commit.
Do you handle external painting as part of the renovation?
Yes. External surfaces are prepared and repainted as part of the programme when they are in scope, rather than treated as a separate job.
How is the programme kept on track across so many trades?
The sequence is agreed before work starts and one point of contact runs the whole job, so each trade arrives when the previous stage is genuinely complete.
