Apartment Renovation in Dubai
Renovating an apartment in a Dubai tower is as much a logistics job as a construction job. We plan the sequence, the access and the finishing so the work lands cleanly inside your building rules.
Apartment renovation covers everything from refreshing one room to stripping an interior back and rebuilding it. Most apartments in Dubai sit inside managed towers, which shapes how the work has to run: approved working hours, lift bookings for material and debris, protection of common areas, and limits on what can be altered structurally or serviced within the unit.
We start by walking the apartment with you to separate what you want from what the building and the existing services will allow. From there the scope becomes specific: which walls and finishes stay, where new plumbing and electrical points are needed, what the kitchen and bathroom require, and how long the flat will be out of use.
Scope of work
What apartment renovation includes
- Full interior renovation Stripping out old finishes and rebuilding the interior, coordinated as one programme rather than separate trades.
- Kitchen renovation Removing and refitting kitchen units, worktops, splashbacks and the plumbing and electrical points behind them.
- Bathroom renovation Sanitaryware, tiling, waterproofing to the wet areas, fittings and ventilation.
- Flooring Removal of existing floor finishes, preparation of the substrate and installation of the new finish.
- Partitions and ceilings Gypsum partitions, false ceilings, bulkheads and light coves where the layout calls for them.
- Finishing works Skirting, door adjustments, filling, sanding and a full paint finish at handover.
Common requests
Problems we are usually called about
-
A dated interior in a good building
The location works but the finishes, kitchen and bathrooms are a generation behind the rest of the tower.
-
A layout that no longer suits you
Closed kitchens, unused rooms or storage in the wrong place, where a partition change solves more than new furniture would.
-
Preparing a unit for rent or sale
Bringing an apartment back to a presentable, lettable standard after tenancy wear.
-
Repairs that keep returning
Damp patches, failing grout or a bathroom that needs the waterproofing addressed rather than the tiles replaced again.
Our work process
How the work runs
-
Site visit
We look at the apartment, discuss what you want changed, and check what the building and the existing services allow.
-
Scope and quotation
You receive a written scope broken down by area and trade, so it is clear what is and is not included.
-
Building approvals and setup
Documents and approvals your building management asks for are prepared, and access, protection and working hours are agreed before work starts.
-
Execution
Demolition, services, then finishes, run in sequence with one point of contact for the whole job.
-
Snagging and handover
We walk the apartment with you, list anything that needs correcting, close it out and clear the unit.

Questions
Apartment Renovation: common questions
Do I need approval from my building before renovating?
Most managed towers in Dubai require approval before renovation work starts, and set their own rules for working hours, lift use and debris removal. We go through your building requirements with you during the site visit and plan the work around them.
Can I stay in the apartment during the work?
It depends on the scope. Single-room or partial work can usually run around you. A full strip-out, or work that takes the only bathroom or kitchen out of use, is far easier with the apartment empty. We tell you which applies before you commit.
How long does an apartment renovation take?
It depends on size, scope and how quickly approvals and material selections are settled. We give you a programme with the quotation, based on the specific apartment rather than a general figure.
Can you renovate just the kitchen or just the bathroom?
Yes. Single-area work is a common request and is quoted the same way as a full renovation, with the scope and sequence set out in writing.
Do you handle the finishing and painting at the end?
Yes. Filling, sanding and painting are part of the handover stage, so the apartment is finished rather than left for another contractor to complete.
