An annual maintenance contract, or AMC, is a yearly fee that covers scheduled servicing and breakdown visits for your property. Whether it is worth it depends on how many AC units you have, how old the property is and how much your time is worth.
What a typical plan covers
- Scheduled visits two to four times a year
- AC servicing at each scheduled visit
- Plumbing and electrical checks
- Breakdown call-outs without a labour charge
- A number of handyman hours for small jobs
- Discounts on parts and extra work, and priority booking
Parts, materials, new installations and renovation work are almost always excluded. Read that section of any contract carefully.
A simple comparison
Take a two-bedroom apartment with three split AC units. Paying per visit for two services a year, a couple of small plumbing or electrical repairs and a few handyman jobs typically costs more than an entry-level plan, and you have to arrange each one separately.

When an AMC makes the most sense
- Villas and larger apartments with four or more AC units
- Landlords, especially those living abroad, who need someone to deal with tenants
- Older properties where small issues come up regularly
- Busy households who would rather not chase technicians in July
- Offices and shops that cannot afford downtime
When it may not
A new studio with one AC unit and a careful occupant may spend less paying per visit. In that case, book a service before summer and keep a trusted number for emergencies.
What to check before you sign
- How many scheduled visits, and exactly what is done at each
- What counts as a breakdown and how quickly it is attended
- How parts are priced and what discount applies
- Whether working hours limit when you can call
- Whether visit reports are provided, which matters for landlords
